When we find the buyer for your property, we will endeavor to achieve the highest possible price for you, usually reaching over 50,000+ people over a month-long campaign. The seller will identify a closing date after which they review all the offers and either select the most favourable offer.
OFF MARKET DIRECT OFFER FROM DATABASE - (SETTLE SHORT TERM)
No marketing spend sometimes may lead to less competitive process
An off market campaign is a valid strategy when your property is development ready. When meeting the right criteria, there is usually a buyer on our database ready to make an offer based on a short time frame.
UNCONDITIONAL SALE ON A FIXED LONG TERM TIMEFRAME - (VALUE UPLIFT)
High uplift, early unconditional deposit with fixed wait time
This process is recommended when the chances of an approval being granted within 12-18 months are low. If there are perceived complications then we recommend this process to achieve an uplift but not risk time delays in waiting for an approval that may run into complications. We recommend the contract become unconditional early for peace of mind in the waiting period.
SALE SUBJECT TO DEVELOPMENT APPROVAL - (VALUE UPLIFT)
Highest uplift with early deposit but risks involving council extension/decisions
This process is recommended when the chances of an approval being granted within 12-18 months are high. If the prospective purchaser chosen has a strong track record then we can facilitate that the terms and conditions are in the seller’s favour.
